"Are plans permit-ready?"
No. Plans are professionally drafted architectural designs that require review and stamping by a locally licensed architect or structural engineer before a permit can be issued. This is standard for all residential architectural plans sold nationally. Every US jurisdiction requires a licensed local professional to review and stamp drawings before permitting.
"What file formats are included?"
PDF format, print-ready at full resolution. The PDF is for your reference, your contractor, and your permit submission after your architect has reviewed and stamped the drawings.
"Can I see all plan sheets before purchasing?"
The plan detail pages show representative sheets and elevation drawings from the full plan set. Full plan sets are delivered upon purchase. 02 — Purchasing & Licensing
"What license do I get when I purchase?"
The standard purchase includes a Single Build License: the right to build the purchased plan one time, on one property. The property address is recorded in your license confirmation email, which serves as proof of license. See our Licensing page for complete license tier details.
"Can I build the same plan on a second lot?"
Yes, with an Additional Build License. Contact us with your original order number and new property address to purchase at 50% of the original plan price. Each additional build of the same plan requires its own Additional Build License. These are stackable — you can purchase as many as needed.
"What if I'm a developer building multiple homes?"
The Reproducible License grants unlimited builds of a single plan for your entity at 8× the single build price. This is the highest tier — ideal for developers building communities or spec builders with high volume. Contact us directly for volume or multi-plan developer pricing and referrals.
"Are sales refundable?"
All sales are final. Because plan sets are delivered digitally and immediately upon purchase, we cannot issue refunds after delivery. 03 — Working With Your Architect
"Why do I need an architect if I already have the plan?"
Local building codes vary significantly by municipality, soil conditions, wind zone, seismic zone, and climate. A locally licensed architect or structural engineer must review and stamp the plans before they can be submitted for a permit. This is legally required in virtually every US jurisdiction. PLNHOUSE Studio plans are designed to give that professional a strong, complete starting point — not to bypass the stamping requirement.
"How do I find an architect?"
Any licensed architect or structural engineer in your area can review and stamp our plans. We recommend working with a residential architect familiar with your local municipality's permit requirements. Ask your contractor for a referral — they typically work with local architects regularly. We can also provide referrals in some markets upon request; contact us after your purchase.
"How much will the architect charge?"
Typical review and stamp fees range from $1,500 to $5,000 depending on your market, the scope of local code adaptations needed, and the architect's practice. This is separate from our plan price and is a normal, expected part of the custom home build process. The PLNHOUSE Studio plan set significantly reduces the total architectural cost compared to a fully custom design engagement, which typically runs $50,000–$200,000+.
04 — Timeline & Process
"How long does the whole process take?"
From purchase to permit: typically 6–16 weeks depending on your local permitting authority. Purchase and digital delivery is immediate. Architect review and adaptation typically takes 1–3 weeks. Local permit review varies from 2–8 weeks or more depending on your municipality. Some markets have express review tracks for residential projects — your architect will know the local timeline.
"When do I receive my plan files?"
Immediately upon payment confirmation. You'll receive a download link by email within minutes of your purchase being confirmed. If you don't see the email, check your spam folder. If you still can't find it after 30 minutes, contact us with your order confirmation number and we'll resend it.
"What happens after I have the plans?"
Take the plan set to your architect for review, local code adaptation, and stamp. Once stamped, submit to your local permitting authority along with their required application materials, site plan, and any other jurisdiction-specific documents. After permit approval, your builder constructs from the approved stamped set. The PLNHOUSE Studio plans are your starting point — your architect and contractor take you from there to the finished home.
05 — Modifications & Custom Work
"Can I modify the plan?"
Yes. All plans are designed to be modified by a licensed architect. Minor modifications — window placement, room sizing, finish specifications, exterior material changes — are common and expected. Major structural changes require full structural engineering review. Your license covers the base plan; modifications made by your licensed design professional are considered part of your build and do not require additional licensing.
"Do you offer custom design services?"
Not at this time. PLNHOUSE Studio focuses exclusively on the plan catalog model — designing plans once and licensing them to multiple buyers. For a fully custom design project, we recommend engaging a local architectural firm. Our plans are designed specifically so that architects can efficiently adapt them to your site and local code without starting from scratch.
"Can I request a plan not currently in the catalog?"
Not currently. New plans are added to the catalog periodically as the studio completes them to the same standard as existing plans.
