Frequently Asked Questions
What makes the Covington a Series 02 Premier plan?
Series 02 Premier plans represent the apex of the PLNHOUSE collection. They are distinguished by greater overall scale (6,000+ square feet), full basement as standard, more extensive documentation (including basement drawings and millwork intent), and a higher level of architectural detail. The Covington is the only current Series 02 plan — it is priced and documented accordingly.
Is the full basement included in the plan set?
Yes. Unlike Series 01 plans where basement is an option, the Covington includes a full basement as standard. The plan set includes complete basement floor plan drawings at 2,400 square feet. Your structural engineer will produce the specific foundation design for your soil conditions and local code — the architectural basement plan is included in all license tiers.
What is the porte cochère option and how does it work?
The porte cochère is a covered carriage entry — a covered drive-through attached to the front elevation allowing vehicles to pull under cover to the main entry. The Covington plan set includes the porte cochère as an annotated option on the site plan and main floor plan. Your architect of record will detail it for your specific site and local structural requirements.
What defines the "old world" architectural style of the Covington?
The Covington draws from European estate architecture — symmetrical massing, steeply pitched rooflines, twin chimneys, arched window heads, and grand entry proportions. It is not a reproduction of any specific historical style but rather a rigorous contemporary interpretation of old world residential form. The plan is designed to be built in stone, brick, or traditional stucco — material callouts are included on the elevations.
What lot size does the Covington require?
The Covington footprint is 96 feet wide by 82 feet deep. With standard setbacks (typically 20-30 feet front, 10-15 feet side, 20-25 feet rear), a minimum lot of approximately 140 feet wide by 150 feet deep is generally required — roughly 0.5 acres. Estate lots of one acre or more are ideal. Confirm setback requirements with your local building department.
Can the Covington be modified for a different architectural style?
The floor plan, structural system, and proportions of the Covington are the core value of the design. Exterior material changes (e.g., from stone to brick, or modifying window trim profiles) can be made by your architect under any license. Changes to the massing, rooflines, or window configurations require the Reproducible License. Contact us to discuss the scope of your intended changes.
