Is a flat roof appropriate for my climate?
Flat roofs are appropriate in most climates with proper detailing. The Noir House roof is designed with adequate slope for drainage (minimum 1/4" per foot to drains). In high-snowload regions, your structural engineer of record will need to verify the roof structure for local snow loads. We recommend consulting a local architect before purchase if you are in a climate with significant annual snowfall.
What does the roof deck include?
The roof deck is an accessible outdoor living space at the upper level, accessed via an interior stair. The plan includes the deck structure, guard rail notation, drainage, and hatch detail. Finish materials (pavers, decking) are shown as an allowance — your contractor selects the specific product. The deck area is included in the upper floor square footage.
What materials are specified for the exterior?
The Noir House elevation drawings show a raw material palette: dark-stained or charred wood cladding, board-formed or troweled concrete zones, and black-framed glazing systems. These are design intent drawings — your architect of record and contractor will specify exact products based on your budget and local availability. The plans include a material intent schedule.
Can the floor-to-ceiling glazing be modified?
Glazing configurations can be modified under the Reproducible License. Under a Single Build license, window sizes can be adjusted by your local architect within the structural openings as drawn. Significant changes to the glazing grid — which is central to the Noir House design language — require the Reproducible License for proper redrawing.
What is the polished concrete foundation option?
The polished concrete option refers to the interior slab finish treatment rather than a different foundation type. The structure remains slab-on-grade. The plans note the slab as suitable for grinding and polishing as a finish floor — a finish consistent with the Noir House material palette. Your flooring contractor will provide the specific polish system.
Is this plan suitable for a sloped lot?
The Noir House can be adapted to a moderately sloped lot — the clean geometry and contemporary aesthetic are well-suited to sites with grade change. Significant slope adaptations (cut-and-fill, split-level entry, retaining walls) are site engineering scope and require the Reproducible License for plan modification.
